Below are guidelines as required by the Pacific Grove Fire Department regarding sprinkler systems for newly constructed homes, commercial buildings and the requirements for remodels and/or additions:
New Construction:
New Construction - 18.32.010 Subsection 1003.2 - An approved automatic fire sprinkler system shall be installed in all newly constructed occupancies within the city.
Additions/Remodels:
Group R, Division 3: Existing Group R, Division 3 buildings to which additions, alterations, or repairs are made that involve the removal or replacement to 50 percent or greater of the linear length of the walls of the building (exterior plus interior) within a one-year period shall meet the requirements of new construction for this code. Below are the wall areas which need to be calculated and shown on the plans.
Existing Linear Walls:
Basement, First Floor, Second Floor, etc.
All Linear Walls with Alterations or Repairs:
Basement, First Floor, Second Floor, etc.
New Linear Walls:
Basement First Floor, Second Floor, etc.
All Other Occupancies:
Existing buildings or structures with the exception of existing Group R, Division 3 and detached Group U Occupancies, an approved automatic fire-sprinkler system shall be provided in existing buildings or structures when a building permit is issued to allow any additions that increase the size or total floor area of the buildings to the following condition or allow any additions to buildings that presently exceed the following condition. Area separations or type construction shall not be used to mitigate these requirements.
- Three or more stories in height, as defined by the
Uniform Building Code.
- More than 30 feet above grade at any point.
- Any increased floor area for
Group H,
Divisions 1, 2, 3, 4, 5, 6, 7, Occupancies.
- Three thousand square feet or more total floor area for
all other Occupancies.
- A change in use or occupancy classification which increases the fire hazard of the structure or the life safety of the occupants as determined by the Fire Chief.
